INVESTMENT COOPERATION PROPOSAL Dear Sir or Madam, In connection with the renovation and reopening project of an existing hotel complex located in Kapitan Andreevo, Bulgaria, we are seeking an investor and/or operator for the establishment and operation of a slot casino as part of the project. The property is strategically located near one of the busiest border crossing points in Southeast Europe and offers strong potential for hospitality and gaming operations. The project includes renovation of the existing hotel facilities, development of the gaming area, preparation of the required technical infrastructure, and commissioning of the complex for operation. We are considering only the following two cooperation models: Revenue Sharing Model The investor/operator undertakes the investment for renovation, equipment, establishment of the slot casino, and operational preparation in exchange for a share of revenues under terms and percentage arrangements to be agreed upon between the parties. Lease Model The investor/operator leases the relevant part of the complex on a long-term basis and assumes the costs of renovation, equipment, and establishment of the slot casino.
