Family Hotel “The Black Stork” is located in the heart of the picturesque Rusenski Lom Nature Park, in the village of Nisovo, 30 km from the city of Ruse.
Before the pandemic, the hotel operated with approx. 35–40% Booking and Grabo reservations and around 50% organized groups. After the pandemic, the ratio shifted to 90% organized groups and a small share of individual tourists. The hotel partners with over 20 tour operators.
The events for which we have been hosts over the years include:
seminars, teambuildings, school reunions, anniversaries, company parties, hunting tourism, children's camps, and green schools.
Operations began in autumn 2006 via an approved SAPARD project under the company ET Dragomir Stoyanov. Construction finished in July 2008 and the hotel started operating in August 2008. In late 2014, the company was transformed into “The Black Stork” Ltd.
At the “Vacation 2009” International Tourism Fair in Sofia, the hotel was awarded as Best Family Hotel, receiving the Golden Prize from Tourism & Leisure Magazine for warmth, hospitality, and professionalism.
In 2012, the hotel received a certificate from the Ministry of Economy, Energy and Tourism for its contribution to tourism development in the municipality of Ivanovo in the “Family Hotel” category.
Since 2014, it has held the Green House® quality mark, awarded to accommodations recognized for authentic hospitality and eco-friendly practices.
The hotel has also been honored by the Bulgarian Hotel and Restaurant Association for flawless hosting and organization during official media and BHRА visits.
Booking.com rating has grown from 8.7 (2015) to 9.5 (2022–2023).
The property is located on a primary regional road, easily accessible from all directions. In Rusenski Lom Nature Park, it is the most recognizable and top-rated accommodation, with practically no adequate competition in this growing destination.
We have built a large returning client base: tour operators, corporate groups, hunters, schools, and individual tourists.
Energy Independence
A clear strategy has been implemented:
Excellent insulation
Photovoltaics produce 48–50 MWh/year, while consumption is 46–48 MWh
To become fully autonomous, only battery storage needs to be added
Solar thermal panels provide 90–95% of hot water needs in summer and 30–40% in winter
Remaining heating is covered by four local boiler systems, each serving 5–6 rooms
Reason for Sale
Advanced age and lack of interest from the younger generation to continue the business.
We are open to discussing the price within a reasonable range and flexible payment schemes.
There are no legal or financial issues that could block a deal with a bank or investor.
The company is well recognized with a strong rating at UniCredit Bulbank and Fibank.
We prefer the buyer to continue using the “Black Stork” brand, as it is reputable and advantageous.

As of early 2025, the hotel has paused guest operations and staff has been released, but the property is kept in full working condition, requiring only minor repairs and equipment servicing before reopening.

With current price levels and good occupancy, a realistic forecast is:
Annual revenue: 600,000–650,000 BGN
Net profit: approx. 200,000 BGN
Forecast formula used:
360 days × 50 beds × 100 BGN per person (room + breakfast + dinner) × 70% average occupancy × 50% seasonal adjustment = approx. 630,000 BGN.
Transition Period

For the first 1–2 months, we can also assist with personal labor, and help restore part of the former trained staff.
