The property is located in the land area of the village of Iskrets, Svoge Municipality, approximately 40 km from Sofia, accessible via Lomsko Shose Road or through the Iskar Gorge.
The property has a total area of 1,320 sq.m and includes the land as real estate, an auxiliary house, and several purpose-built facilities within the property boundaries. These include a fully equipped fish hatchery building, a solid residential/administrative building with an office and utility room, a room for on-duty fish-farm staff, and a storage room for fish feed.
The outdoor area includes 8 concrete fish-farming pools arranged in a cascade system. Each pool can be supplied with and drained of water independently, providing better conditions for the fish and allowing a higher stocking density per cubic meter of water.
This configuration also allows each individual pool to be cleaned and maintained without affecting the operation of the remaining pools.
Each fish-farming pool is equipped with an individual oxygen mixing system.
The total volume of all 8 pools is approximately 360 m³.

Thanks to the oxygen supply system and the high quality of the water, the facility is able to maintain intensive production levels.
A metal oxygen tank contains liquid oxygen and is operated under a rental agreement. Servicing is typically required every 20–30 days, depending on the quantity of fish being raised.
The tank has a capacity of 3 tonnes and is rented under a monthly subscription at BGN 456 including VAT. Liquefied oxygen is delivered upon request. The approximate monthly oxygen cost is around BGN 1,000.
The oxygen tank is an integral part of the oxygenation system used in the fish-farming area.
Gaseous oxygen is mixed with the liquid water phase to increase dissolved oxygen levels.
The fish hatchery, located in the enclosed area shown in the photographs, has an area of approximately 40 sq.m.
This facility is used for the incubation of trout roe. The production process includes hatching, initial feeding, and the early growth stages of fry.

The hatchery is also equipped with a complete alarm system with audible warnings for various emergency situations, including:
interruption of the water supply;
failure of one of the pumps;
decrease in the water level of the incoming water supply;
drop in oxygen pressure within the system.

The main water supply comes from the Iskretska River, whose waters are of karst origin.
The river water intake is connected to the facility through a Ø313 supply pipeline approximately 100 linear meters long, with a flow capacity of up to 120 liters per second.
The farm also has its own legally registered and fully equipped borehole, with all required permits.
An additional oxygen-enrichment system has been installed for the water used in the fish-production process. This significantly increases the volume of fish that can be raised and substantially improves the overall production capacity of the facility.
The fish farm was commissioned and began operations at the end of 2020.
The business holds all currently required documents, registrations, and permits necessary for fish farming and aquaculture activities, including:
2 permits under the Bulgarian Water Act – one for a 10-meter-deep borehole and one for river water abstraction;
registration under the Bulgarian Fisheries and Aquaculture Act;
registration under the Bulgarian Veterinary Medical Activities Act;
registration as an agricultural producer.

The Iskrets Fish Farm, benefiting from the temperature regime of the Iskretska River and the installed oxygen-enrichment systems, has an estimated production potential of approximately 50–60 tonnes of market-size fish, as well as approximately 10 tonnes of stocking material annually.
Actual production/sales over the years were as follows:
2021 – 18,000 kg total production sold (table fish + stocking material)
2022 – 27,000 kg total production sold (table fish + stocking material)
2023 – 39,000 kg total production sold (table fish + stocking material)
2024 – 44,000 kg total production sold (table fish + stocking material)
2025 – 41,000 kg total production sold (table fish + stocking material)
The facility was commissioned several years ago and is fully operational.
There are no liens, no ongoing enforcement proceedings, and no outstanding loans or liabilities to suppliers. The company is financially clean.
The production capacity of the site allows for approximately 60 tonnes per year.
