The property is located in the land of Iskrets village, Svoge municipality, approximately 40 km from Sofia via Lomsko Shose road or through the Iskar Gorge.
It has a total area of 1,320 sq.m, which includes the land as real estate and an auxiliary house. Within the property, there is a built and equipped building – a hatchery, a solid house with an office and utility room, a room for on-duty fish farmers, and a feed storage facility.
The outdoor area includes 8 concrete fish farming tanks arranged in cascade, each with the ability for individual water supply and drainage, ensuring better fish conditions and the possibility of higher stocking density per cubic meter of water. This also allows easier cleaning and maintenance without affecting the operation of the other tanks. Each tank has individual oxygen mixers. The total volume of all 8 tanks is 360 m³.

The farm has a complete oxygenation system for the fish environment. Due to the oxygen supply and water quality, the production intensity ranges between 10–20 tons.
The oxygen system includes a metal tank with liquid oxygen under a rental contract. Maintenance is every 20–30 days depending on fish quantity. The tank is rented (3 tons capacity) with a monthly fee of 456 BGN (VAT included), and liquid oxygen delivery costs around 1,000 BGN/month. The oxygen (gas phase) is mixed with water (liquid phase).
The hatchery (closed space shown in the photos) has an area of 40 sq.m. It is used for incubation of trout eggs, including hatching, feeding, and early growth of larvae. The facility includes incubation trays. There is also a full alarm system with sound signals for incidents such as:
The storage room (10 sq.m) includes 2 diesel generators, a voltage stabilizer, fish farming equipment, and fish feed.
Water supply is provided by the main source – the Iskretska River (karst-origin water). The water intake system includes a pipeline (Ø313) with a length of 100 meters and a flow rate of 120 liters/second. The farm also has its own drilled well, fully equipped and legally permitted.
The facility has an additional oxygen enrichment system connected to fish farming processes, ensuring significantly increased production volumes and higher capacity.
The fish farm was commissioned and started operations at the end of 2020.
It holds all necessary valid documents and permits for aquaculture activities, including:
Water permits (2 – for a 10 m deep well and river water intake)
Registration under the Fisheries and Aquaculture Act
Registration under veterinary regulations
Registration as an agricultural producer
The farm is designed for breeding, growing, and selling trout species, including Rainbow trout, Brown trout, Salmon trout, Arctic char, as well as stocking material.
Production capacity:
Based on water temperature conditions and oxygen systems, the farm has the capacity to produce 50–60 tons of market-size fish and around 10 tons of stocking material annually.

The facility has been operational for several years.
No encumbrances, clean company, no loans or liabilities. The capacity allows up to 60 tons annually. Production has grown steadily: 18 t (2021), 27 t (2022), 39 t (2023), 44 t (2024), with an expected 47–48 t for 2025.
